CONSTRUCTION AND FURNISHINGS DESCRIPTION

 

General

Long before tourism conquered the island, discoverers and conquerors, Carthaginians and Romans, Vandals, Moors and Catalans succumbed to the lures of this island and left their mark.

Mallorca, with its Mediterranean and subtropical climate, its varied nature with the Tramuntana Mountains in the West, its wooded hills, idyllic villages, olive groves and flocks of sheep, its wide plains with almond blossoms, windmills, vineyards and flower meadows and of course the wonderful beaches and bays.

There are many opportunities to enjoy Mallorca.

Palma is the political, economic and cultural centre with an old town that is one of the best kept in Europe.

Spend your precious time on one of the numerous golf courses, sail out to sea on a yacht or be mesmerised by your new abode.

A property that is equal to anywhere in the world and that will mesmerise you time and time again.

The Chame leon House is located in Son Vida and is situated immediately in the vicinity of three 18-hole golf courses and two of the best hotels on the island - the Castillo Son Vida and the Arabella Sheraton Golf Hotel.

On a south-facing plot of approx. 6,496.80 m2 and with a landscaped area of approx. 3,307 m2, of which approx. 2,919 m2 is useable land, this is a modern luxury property with an unobstructed view of the sea.

The property includes a luxurious spa and wellbeing area with indoor pool, a generous guesthouse, a staff apartment, cellar, garage, outdoor terrace and an extensive pool landscape. The staff apartment is constructed to the same building standards as the main and guest houses.

 

Ground and carcass works

Spoil from the cellar excavations for the main and adjacent buildings, as well as the guest apartment and the ramp inc. driveway, the foundations and the trenches is a result of all substratum classes. The spoil material gathered has been stored laterally and is kept, as long as it is suitable, for further use in the structuring of the external facilities on the plot. The creation and filling of workspaces and the foundation interstices is effected using the gathered spoil material.

In line with structural analysis and under the requirements of the soil expertise, strip and/or individual foundations have been established. The reinforced concrete base plate has been concreted onto a sand granular sub base as well as onto damp-proof course sheeting to meet structural requirements. Plumbing for a brine storage tank has been installed in the backfilling between the foundations.

All exterior walls in contact with the ground are constructed from reinforced concrete perpendicularly and in true alignment to meet structural requirements with insulation of bituminous dazzle paint. They are also waterproofed against ground humidity with a PVC protective film and provided with circulating drainage.

All reinforced concrete coffered storey ceilings and load-bearing supports have been constructed from reinforced concrete to meet structural engineering calculations; they include the necessary steel reinforcements and in places have cores made of steel stanchions. The steps in the cellar and on residential floors, as well as the exterior and garden steps, have been constructed from reinforced concrete and are separated from the adjoining building components using soundproofing technology.

In outdoor areas foundations for garden and parapet brickwork are completed in concrete; the base plate for terraces and the driveway are completed in reinforced concrete.

 

Brickwork

The external building walls are constructed as a double shell with 19 cm ceramic H-16 bricks, double clad internally with gypsum plasterboard.

Non load-bearing interior walls are double clad in a lightweight construction, i.e. partition walls with Knauf brand gypsum plasterboard, perpendicularly and in true alignment and are constructed to meet technical soundproofing requirements with acoustic insulating materials.

Garden and parapet brickwork for external steps from “bloque italiano” concrete blocks including rendering.

The parapets are finished with frameless safety glass, partly back-lit with LEDs.

 

Facades

The exterior facade is constructed as a rear-ventilated facade with a natural stone curtain wall of quarry tiles which are white in colour (piedra claiya blanca).

Behind the air cell, external insulation of 5 cm WALLMATE brand extruded polystyrene is provided.

The facade is constructed to be thermal bridge free.

 

Roofing work

The roofs of the main, pool and guest house are all flat roof constructions.

The main and pool roofs are accessible flat roof constructions; the roof of the main house is also planted.

The flat roof of the guest house is a non-accessible greened roof.

The flat roofs have been completed according to plan as greened roofs and were constructed as follows:

Sloping screed on bare concrete ceiling, waterproofing,

thermal insulation, drainage bubble-film, filter fabric, sand layer, potting compost roof.

Non-greened flat roofs are constructed with a wooden ceiling on filter fabric, thermal insulation, waterproofing over sloping screed on raw ceiling.

 

Screed works

All cellar rooms are furnished with a composite cement screed 5cm in depth.

All living areas on residential floors are constructed with a floating floor on a levelling compound with impact sound insulation.

In outdoor areas a cement screed is laid on asphalt sheeting with pre-screed on the gradients to the rainfall drainage.

 

Wall and floor coverings     

The walls and floors of the installations rooms are wainscoted with ceramic tiles.

The floor covering in interior areas of the main house and guest house is finished with large-format light “RESITE DE MARMOL” artificial marble.

The wet rooms are finished in the same artificial marble with a (non-slip) surface treatment.

The interior steps of the main and guest building are constructed from reinforced concrete and have a floor covering of artificial marble.

In the following outdoor areas, premium wood type “BURMATEAK” is laid: terraces, patio, pool surround, bridging over water and on the connecting paths between the buildings.

In the garden wood type “IPE” is used for the paths.

The floor covering of the garage is finished in natural stone.

 

Plastering and stucco work 

Plastering work has a subordinate importance as the interior construction is designed as a drywall construction.

In areas with suspended ceilings, work is carried out using “KNAUFF” brand plasterboard.

The ceilings and walls in installations rooms and garage have a lime-cement plaster.

 

Natural stone work 

The cladding of the exterior walls of the main and guest house is completed using white natural stone as a curtain wall facade.

The walls of the main house stairwell and the exterior surfaces of the TV room likewise have a wall cladding of natural stone, which also clads the facade.

 

Carpentry work      

Built-in cupboards are completed with premium precision work in veneered MDF in line with the concept of the interior designer.

 

Windows and French doors

All windows and French doors are the “SKY FRAME” system constructed by the company Schüco; the surrounding aluminium-coloured framework can be let flush into walls, ceilings and floors.

Of the framework only a filigree, 20 mm narrow horizontal glazing bar remains visible where two elements overlap.

This allows unrestricted views and floors unbroken by thresholds leading directly to outdoor areas.

Besides these aesthetic advantages, the system fulfils the highest requirements of thermal insulation and security (Minergie certified)

On the interior side, housing for “WAREMA” brand interior blinds is provided in the suspended ceilings before the windows.

In the pool house special glass is installed (special resistance - aquarium type in Greek baths).

The windows of the main and guest houses have flat roller blinds.

 

Interior doors

The interior doors are ,,ANYWAY Doors” brand. These are modern, ceiling-height, completely frameless white doors. Further doors are precision-made in line with the concept of the interior designer and are constructed in white veneered MDF.

 

Installations

All water pipe work is completed in copper or plastic. The supply pipe work for water is distributed appropriately from the main house inlet. The hot water network is constructed as a circulation network. The water supply installation is fitted with decalcification and filtering systems. All waste water pipes are soundproofed and consist of hot water resistant PVC pipes. These are channelled from the property by the shortest route to the cast iron downcomers and are connected to the public sewer network.

The entire hot water supply for bathroom and kitchen is centralised.

 

Sanitary fittings

All sanitary areas are equipped with the newest models from the “Dornbracht”, “Boffi” and “Duravit” companies.

All WCs are wall-mounted on flush bowls.

 

Electrical installation

Electrical installation is via the mains connection and is completed to meet the relevant Spanish provisions. The main fuse box is installed in the garage/installations room. Sub-distribution units for the main and guest house are installed on individual floors as necessary.

For the implementation of building technology an intelligent house system from the company Prosystems has been installed. The house can be operated in a user-friendly way using attractively shaped switches and touch panels. The location and number of sockets and switches is determined according to electrical design. For lighting effects, special deco-illumination has been installed with premium brand quality LEDs and there is also traditional lighting of the same premium quality.

A door-entry system including apartment buzzer, door opener and video surveillance has been installed.

Antennae and telephone connections, video surveillance and installations for an alarm system including cabling are provided to meet electrical engineering standards.

Internal sanitary rooms have electromotive ventilation by means of small fans connected to a ventilation pipe that leads to the roof; it is linked to the lighting and is switched off after a time delay.

On the terraces, lighting and sockets can be switched on and off independently of the living area.

 

Metalwork

On all parapet areas special parts are completed in stainless steel. The handrail on the interior steps is constructed from stainless steel. The electronic sliding door to the courtyard exit is constructed from steel. The double-leaf entrance gates are constructed from steel.

 

Integrated fittings

Fireplace: in the living room a “METALFIRE” brand wood fire is built in; it combines sleek design, maximum heat enjoyment and absolute safety.

Suite 1 has a “METALFIRE” brand gas fireplace, which will win you over with its advanced design and intelligent security features.

Suites 1 and 2 have television cupboards, which can be opened automatically.

The kitchens are supplied by the company “Bulthaupt” and are equipped with the most modern technology.

 

Heating system

Energy provision for the heating system and air conditioning is from a heat pump (water/water) supported by geothermal and solar technology.

Throughout the house, hot water underfloor heating is installed with individual room controls.

Cooling is effected by conductors incorporated into the ceilings; inlets and outlets are in the form of ceiling vents.

These also have individual room controls.

This technology is integrated into the building technology so that settings and temperatures can be prompted using touch panels.


Pool and pool technology

The indoor and outdoor pools, as well as pool technology, are constructed from bricked and sheathed walls and sheathed shot concrete bases including steps of ceramic perforated brick.

The interior wall and floor surfaces are laid with mosaic tiles.

The main terrace pool is equipped with a hydraulic lifting floor which can implement a drop in water depth up to 1.60m or a complete closure to allow use as additional terrace area.

When the lifting floor is lowered, a bridge connects the two terraces of the different pool areas.

With the floor raised, the bridge swings 90º to the side and becomes a chill-out zone.

A part of the second outdoor pool is completed in glass (wall). The indoor pool in the spa area can be closed using an automatic pool cover so that energy can be saved when it is not in use and/or so that no unnecessary humidity arises.

All pools are equipped with the latest technology, i.e. filters, dosing systems etc.

The pool is illuminated with LED technology.

 

Paintwork

All interior walls and ceilings are finished in matt white.

 

Lift technology

In the main house a glass passenger lift is operated hydraulically.

The lift serves the 2 residential floors in the main house as well as the cellar and garage.

In the main house there is a further goods lift which leads from the kitchen to the other floors.

A glass passenger lift is installed in the pool house.

 

Outdoor facilities

At this extraordinary location in Mallorca a residence of exceptional class has been formed that is ahead of its time. A stimulus motivated us to interpret the Majorcan landscape (plants and materials) into modern shapes and technologies and to evince a high degree of local authenticity and architecture.

The pine woods characteristic of this country have something primordial and give the impressive property stability. From the terraces the view wanders over the treetops and off into the distance. The pine wood is accessible via a wooden bridge.

The midday heat can be escaped on a short stroll beneath the trees.   Aromatic shrubs thrive under the canopy of pine needles.

The generous pool area leaves no wish unfulfilled. The area of usable terrace is doubled by the lifting floor.

Connecting lawn areas connect the terraced garden allowing the largest possible area to be used. Several cosy flat areas are created, which are dynamically effective thanks to their shape.

The terracing is accompanied by water fountains, which provide movement and coolness.

Not only cacti enjoy the sunny spot on the roof!

The wooden decking invites all sun-worshippers to linger.

At any time of year the changing appearance of the shrubbery is delightful.

A fascinating array of colour blooms when the plants are in flower.

And even in winter the interesting structures and fruits provide a varied sight.

The entrance area is spectacular: giant palms grow through the decking, the supports are mirrored on the water’s surface and the water in turn conjures light reflections on the decking.
